Buying a home is a big decision, but buying the right property, one that grows in value over time, is what makes it a smart investment. Whether you’re planning to rent it out or hold it long-term, understanding what gives a property true investment potential is key.

But with so many condos and housing options in Singapore, how do you know which one is really worth it? A place like Skye at Holland, for instance, checks several important boxes, but let’s explore what those boxes are, and why they matter.

    Start With the Location

The first thing most property experts look at is location. It’s one of the biggest factors in a home’s long-term value.

But it’s not just about being in a central area. Look for:

    • Nearby transport options, like MRT stations or major bus lines.
    • Amenities within walking distance, such as schools, supermarkets, and food places.
    • Future plans for the area, like new malls, parks, or offices being built.

If an area is easy to live in now and has plans to grow, the property is likely to increase in value over time.

Check the Developer and Building Quality

Not all buildings age well. Poor design, weak materials, or low-quality finishes can lead to maintenance problems and that affects value.

That’s why it’s smart to research the developer’s track record. Have they built other projects that lasted well? Are buyers generally happy with their homes?

Condos like Skye at Holland come from experienced developers who focus on long-term quality, which is an important sign of investment strength.

    Look at the Property’s Tenure

In Singapore, properties can be leasehold or freehold. A freehold property usually has better long-term value, since ownership doesn’t expire.

Buyers tend to prefer freehold, especially when they plan to hold onto the unit for a long time or pass it down. This makes freehold properties easier to sell and often more stable in price.

If you’re choosing between two units with similar features, the one with freehold status, like Skye at Holland, often has the edge.

    Think About Rental Demand

Even if you’re not planning to rent your property right away, it’s useful to understand the rental market in that area. A good investment property can bring steady rental income and attract reliable tenants.

    Look for neighborhoods where:

    • There are universities, offices, or hospitals nearby.
    • The area is popular with locals and expats.
    • Public transport makes it easy to get around.

If your unit sits empty because no one wants to rent it, it won’t work well as an investment.

    Understand the Property’s Future Potential

Sometimes, a property might not look exciting right now, but the area around it is growing. New transport lines, schools, or business zones can raise demand and prices over time. Before buying, check the URA Master Plan to see what’s planned for the area. If you’re early to an up-and-coming location, your investment could grow faster.

A Real Example of a Property With Potential

A condo like Skye at Holland is a good case to study. It’s freehold, located just a short walk from Holland Village MRT, and near a lively mix of cafes, shops, and green spaces. Its boutique size also gives more privacy, which many buyers today are looking for. If you’re thinking about investing in property, it’s worth checking out places that match these qualities.
